It’s been an interesting few weeks around here, and this picture pretty much sums up what we’ve got in the works…

Yep. We’re putting our current cottage on the market and we’re hoping to start a new adventure a little closer to Kev’s family!
They live in the next town over (about 40 minutes from our current house), so we’re hoping to sell this place and start fixing up another one closer to their neck of the woods, soon!


There are still a few rooms left to finish/completely renovate over here (laundry, mudroom, home office/2nd bedroom), not to mention a bunch of things that could use fixing up outside, but we’re hoping someone will want to pick up where we’ve left off. It’s been a really fun/comfortable place to call home over the past 5 years, and if it doesn’t sell we won’t be heartbroken…we’ll just keep fixin’ it up and try again in a year or two. (But, man, would we love to take advantage of the low interest rates right now if we can!)

Who knows what’ll happen! We look forward to posting any house selling/buying updates here on our blog, and we’re excited to see what the future holds.
In the meantime, we’ve got a guest bathroom that’s finally ready for some finishing touches, so we’ll be back soon with all the before and afters!

Layla an Kevin, I would think your cottage would sell in a heartbeat! I’m sure there are folks who’ll be put off by any remaining needed repairs,but honestly it looks as if you’ve done the hardest things, and you’ve made everything so beautiful and charming. Shoot, if need be you could even throw in a bit of design time to help the new owners arrange their furniture and accessories in your place.

I would think it would sell in a heartbeat. Its allot more done then most houses you look at to buy. If I lived in that area I would put an offer in with the contingency that you have to help me design the rest of it, So it would all look great and not that everyone could tell which rooms I did. 🙂

We sold our house FSBO a couple of years ago too. One thing that was really valuable was getting on the MLS so our house could be on Realtor.com. Something like 90% of sales now start with an online search, so if you haven’t yet, check out listing your house with a FSBO agency that wil allow you to list on realtor.com. We found one here in Ohio and it ost us like, $350.00ish.
You’ve done such a great job with the house, so hopefully it will sell soon.

My husband and I have bought and sold FSBO and truly have not had a hard time EVER. You can get forms through the internet or from a local store. Makes everything easy peasy! Don’t be scared…you can do it!!!!
My best advice would be to set deadlines! That was the biggest issue that we had with the sellers! Hopefully it will all turn out smoothly like it did for Peggy in TN! And if you want to take a look at our process jump on over to my newbie blog!

The commute’s a wit bit much for Birmingham, don’t want to “live” on I65 every day! I think once you get it staged in the awesome Layla/Kevin way, you won’t have any problems. I would think any redos needed would be minor next to what the buyer will receive in value of what you’ve already done.

That is so exciting. I hope you are able to sell quickly and find the perfect new place near Kevin’s family. We are in the process of trying to buy our first home. We just finished signing all the paperwork to accept the bank’s counter offer and now we just need to schedule an inspection. Crossing our fingers that no big problems pop-up.

I live just up the street on Wildwood (and you live across from my great Grandparents homestead) and know several people looking! I’ll pass on your info! Sad to see you go, but praying for a quick, easy sale!
What? You just finished that perfect guestroom/Kev’s office. On the up side, I have always sold my own houses. The first one, I was on my late twenties, Had no real estate experience and still don’t, professionally that is. I remember someway, somehow, I was led to a title agency. The title agency gave me all the information I needed for myself and prospective buyers. This was days before I had a search engine! I mean, they have to have the proper paperwork at closing. They’re the final stop. And everyone was so helpful, I was so surprised! So call a title agency, have your questions prepared and ask what other things you need to know? Before long, I was advising prospective young buyers on what is what. I had so much confidence because I was so prepared. And if a question came up I didn’t have the answer to, I told them I’d find out, then I’d call the lady I last spoke with at the title company, got my answer and delivered it to my interested party. Never on any of my home was it a struggle. I can actually say I enjoyed the experiences.
